Demolition Management
D3 Consulting focus on the demolition management of industrial buildings and structures, managing the process from the initial planning stage through to the end of demolition.
Our remit includes scoping out the demolition, developing tender documents against which contractors will bid, contractor selection, and award of the contract. During the demolition process we monitor and supervise the works and upon completion we take responsibility for ensuring the contractor has completed the work properly, and to specification.

How we work
We work with our clients in one of two ways. Some clients simply want to outsource the whole project to D3 Consulting, with the site returned once the demolition has taken place. Other clients already have a degree of in-house engineering capability that they wish to utilise and engage us to work as part of their existing team, rather than outsourcing the entire project.
The importance of experience and process in demolition management
Unlike construction, demolition involves working with the unknown. When planning and constructing a building, you are starting from scratch and the material input, architecture and build process is known. With demolition this isn’t the case. There are always unknowns that need to be dealt with, these can include the discovery of hazardous materials like asbestos, the risk of oil contamination or structural fragility. Having worked in demolition since 1989, our team have a wealth of demolition knowledge and a deep understanding of how buildings can react differently during the demolition process.
When it comes to demolition management, it is also important to consider process. At D3 Consulting, we have a very efficient, effective and transparent process. The approach we take, the systems we implement, even the documents and paperwork we produce have all been used successfully on tens of sites over the last 25 years. As a result we understand the end game before we begin, meaning we don’t have to start from scratch each time, allowing us to save our clients time and money.
D3 Consulting as CDM Principal Designer
On all larger demolition projects you need to have a CDM Principal Designer – a health and safety advisor who supports the projects and ensures that the demolition works are carried out safely and to the Construction (Design and Management) 2015 Regulations.
As CDM Principal Designer we work alongside our clients, the building owner, and the contractor to make sure that the right information is given to the right people at the right time, thereby improving health and safety at the works. We will make sure that all relevant data about the building and structure is given to the demolition contractor – the materials present, notification of potential structural problems, potential hazards, advice on environmental issues etc. allowing the Principal Contractor to design and implement the demolition works safely and efficiently.
